You can choose whether you want it to be connected to your plot’s water, electricity and sanitation systems or whether you want it to be self-sufficient in one, two or all three areas.
If you want it to be completely self-sufficient, a 34m2 Tini Living would be equipped with:
Depending on the number of modules, the location and use could be adjusted to your exact needs.
The Tini Living comes fully finished and furnished, so that once it is in place, it can be connected and is ready to use within a few hours.
Our prices include transport within mainland Spain, but we can deliver your tini wherever you want.
The average delivery time is 100 days from the date of purchase, but each Tini Living can be customised individually, which may extend the delivery time by a couple of weeks.
The Tini Living includes everything you have selected when customising yours.
The complete option includes:
And if you have also chosen to be self-sufficient:
The price does not include VAT or other taxes or fees that may apply in each municipality.
In the case of VAT in Spain, the standard rate is 10% for private buyers (if the property is to be used as a residence) and 21% for companies. For projects abroad, the VAT rate of the country where the tini is installed will apply.
Of course!
Starting with our Tini M module, you can join two or three modules together to create larger spaces measuring 68 m², 102 m² or whatever size you need.
We can offer you pre-designed options or create a completely customised project for you.
Contact us and we will explain all the options and their prices.
The specific procedures in Spain vary in each municipality (in any case, a building permit from the local council is required). We take care of all the paperwork and advise you throughout the process. In addition, we offer a consultation service on urban planning regulations for urban land. Contact us and we will help you!
Tini Living can be partially or totally self-sufficient. If you want it to be self-sufficient, for a 34m2 module you will need:
It is always best to carry out a detailed study of your specific situation to find out exactly what you need.
Of course! Our design team will study the best option for the layout of the tinis on sloping terrain. In our news section, you can see different projects on sloping terrain.
The tanks rest on their foundations and, due to their weight, cannot be placed on wheeled trailers. However, if you need to justify that they are mobile, you can do so as they are not anchored to the foundations.
The Tinis Living are more insulated than any other type of housing. We also combine different types of insulation to improve the thermal performance of the interior.
Of course! Tinis Living are based on a highly versatile system that allows for phased growth. You can add modules depending on the space you need.
The windows have security locks and shutters can be added to the windows. If you wish, an alarm system and security cameras can be installed.
The correct orientation of the glass is crucial for controlling the interior temperature. Our team always takes this into account when positioning the tini on the site. Certain features can also be added to the glass to mitigate radiation, such as solar control. We can also include blinds on the inside.
The normal thing to do is to make a reinforced concrete slab, which on favourable flat ground costs approximately €120-150/m2. There are other alternatives such as prefabricated piles (point supports that are placed around the perimeter and support the module). In the Madrid area, we can take care of the foundation work. If you are not nearby, don’t worry, we will provide all the technical information and coordinate with a local contractor.
All top quality and domestic. The bathroom fixtures are from Roca and Gala, and the taps are from Imex. The kitchen is custom-made by our carpentry team. The worktop is made of Corian (a highly resistant and durable material) with an integrated sink, thus avoiding joints that are difficult to clean. Please contact us if you are interested in receiving the dossiers with all the specifications.
Yes, we ship our modules to the US and Canada. The cost is around €15,000 – €20,000, with variations depending on the season. For all overseas projects, it is necessary to have local architecture/construction professionals for the installation, foundation and licence application process.
For multi-module projects abroad, we currently only carry out multi-module projects in France and Portugal.
In general, it is not possible to build on rural land, with a few exceptions. As a starting point, we recommend that you check with your local council to see if you have the option of installing a tini on your rural land and what characteristics it must have. We also recommend reading this article, which discusses the subject in detail and can serve as a guide.
Our tinis are complete homes. In terms of financing, our tinis are managed like any other traditional construction project, obtaining all the relevant permits and licences (building, construction, waste management, certificate of occupancy). Therefore, it is possible to opt for a self-build loan.
We work with a professional broker specialising in mortgages in Spain, who can advise you. If the mortgage is approved, a fee of between €3,400 and €4,000 plus VAT will be charged for the comprehensive management of the process until the bank closes the financing (administrative procedures, notary, etc.). In the long term, this service is more economical than managing it directly with the bank. If you would like to explore this option, we can provide you with their contact details without obligation.
You can also apply for a mortgage directly from the bank, as, as mentioned above, these are complete housing projects which, like any other traditional construction system, obtain all the necessary permits and licences (building, construction, waste management, certificate of occupancy).
At Tini Living, we can design your dream project/home, just as you imagine it. Our team of architects will create a unique project that meets all your needs and requirements in terms of space, layout and surface area, among other things. Three design reviews will be carried out and at the end of the process, you will receive a final quote for your project. Design fees are €120 + VAT per square metre, including licence processing.
While we design your home, we will take the necessary steps with the local council to obtain all the necessary permits as quickly as possible so that you can enjoy your home as soon as possible.
Designing a house means designing a way of life. At Tini Living, we believe that every home should be clear and functional.
